Terms of Service

Listhop gives real-estate agents and agencies a branded microsite to showcase listings and capture verified enquiries, and gives property seekers a verified way to reach those agents. Listhop is a technology platform and online intermediary only — we are not a real-estate broker, agent, developer, or property consultant, and we are never a party to any dealing between you and another user (see Section 2, which is central to these Terms).

Everything about a property on Listhop comes from the agent or agency that listed it. Listhop does not own, inspect, value, market, or transact in property, and does not collect or hold money on behalf of any agent, agency, or seller. Specifically:

• Property information is agent-provided and unverified by us. We do not verify title, ownership, khata, land-use / DC conversion status, authority approvals, occupancy or completion certificates, project RERA registrations, tenancy or rental-income claims on pre-leased properties, PG amenities or house rules, measurements, pricing, or any other listing detail. Accuracy is solely the responsibility of the listing agent or agency.
• What our badges mean — and don’t mean. “RERA verified” means we matched the registration number the agent or agency provided against official records at a point in time; it is not an endorsement, a guarantee that the registration remains valid, or a background check. “Verified active” on a listing means the agent recently confirmed availability to us — it is the agent’s own confirmation, not ours.
• Your due diligence is yours. Before paying any token, advance, or deposit, or signing any agreement, independently verify the property — title search, encumbrance certificate, khata and approvals, physical inspection, the state RERA portal — and take professional legal advice. Never pay money to, or through, Listhop to secure a property: we never collect transaction money, and anyone claiming otherwise is not acting for us.
• Dealings and disputes are between users. Site visits, negotiations, offers, agreements, payments, brokerage arrangements, and any disputes arising from them are solely between the property seeker and the agent, agency, owner, or developer concerned. To the maximum extent permitted by law, Listhop is not liable for any loss, damage, or claim arising from a property, a listing, an agent or agency, a lead, or any transaction or attempted transaction between users.
• For agents: an OTP-verified lead confirms control of a mobile number at the time of verification — not a person’s identity, intent, or creditworthiness. We do not guarantee lead volume, lead quality, or sales outcomes.

• You must provide accurate information and keep it current. Agents must hold a valid RERA registration where the law requires one, and are responsible for its accuracy.
• Public RERA display: if you provide a RERA registration number and we verify it, the number is displayed publicly on your microsite alongside the verified badge — the disclosure brokers are required to make.
• We verify mobile numbers by OTP. You are responsible for activity under your account and for keeping access to your registered number.
• You must be at least 18 and legally able to enter into these Terms.

• An agency account has an owner and may have admins and member agents, within the plan's seat limit. The owner and admins manage the agency's branding, public page, invites, and roster.
• Shared visibility: the agency’s owner and admins can view leads, enquiries, and performance metrics across all of the agency’s listings, including those published by member agents. By joining an agency you accept this visibility (see the Privacy Policy).
• Listings you publish while part of an agency appear on the agency's microsite and your team sub-page, and you remain the responsible listing agent for them.
• The agency is responsible for its members' compliance with these Terms.

You agree not to:

• Post unlawful, misleading, discriminatory, or infringing content.
• Impersonate others or misrepresent your authority to list a property.
• Scrape, harvest, or bulk-extract data (including other users' contact details), or attempt to bypass security, rate limits, or access controls.
• Use Listhop to send spam or to contact leads for purposes they did not consent to.

You retain ownership of the content you upload. You grant Listhop a non-exclusive, royalty-free licence to host, display, and distribute it for the purpose of operating and promoting your microsite (and, for agency members, the agency’s microsite) and the service. You are responsible for having the rights to everything you upload.

• Media rule: every published listing must include at least one genuine photo or video of the actual property. Stock imagery or unrelated media is not permitted.
• Enhanced or edited photos must stay truthful. Photo enhancement (including Listhop’s photo-enhancement add-on) is limited to lighting, clarity, and similar corrections — it must not add, remove, or alter features of the property or otherwise misrepresent it. Where we provide enhancement, you review and approve the photos before they are published, and they remain your representations to property seekers.
• Accuracy & freshness: listings must be accurate and currently available — including price, configuration, area, and the legal and regulatory details you declare (khata, land-use / DC conversion, approvals, occupancy certificate, and tenancy or rental details on pre-leased properties). You must promptly close or update listings that are sold, rented, or withdrawn, and confirm availability when prompted.
• Regulatory declarations: for under-construction or new projects you must provide the project’s RERA registration number where the law requires it. Land and plot listings must state the correct zoning and conversion status. These are your representations to property seekers, not ours.
• No fake, duplicate, or expired listings. Listings that breach these rules may be removed or moved to draft, and repeated breaches may lead to suspension.

When a property seeker submits an enquiry — on one of your listings, or by asking to contact you or a member of your agency directly — that contact and the enquiry become part of the Listhop platform as well as being delivered to you. You receive the lead so you can respond; Listhop retains it as described in the Privacy Policy. If the listing belongs to an agency, the agency’s owner and admins can also see the lead (Section 4).

An offer made through Listhop is a non-binding expression of interest. It is not an agreement to sell or purchase, creates no obligation on either side, and Listhop is not a party to any negotiation that follows.

Separately, and only where the property seeker has given their own explicit, optional consent, Listhop may send them communications (such as matching properties from other listings). This Listhop marketing is independent of your relationship with the lead and never prevents you from working your own leads.

• Listhop is a paid service: creating an account reserves your microsite link, and paid features (a live public page, lead capture) start when your first payment is confirmed. Pricing, plan details, and any launch offers (such as included free months or included listing-creation services) are shown at purchase and in your billing settings.
• All fees are charged in Indian Rupees (INR). During early access, payments are collected via Zoho Payments payment links and activation is applied to your account on confirmation; automatic subscription billing via Zoho Billing will replace this. Fees are exclusive of taxes (e.g. GST) unless stated, and a GST-compliant invoice is issued for each charge.
• Subscriptions renew until cancelled. You can cancel or switch plans from billing settings; cancellation takes effect at the end of the current period and fees already paid are non-refundable except where required by law.
• Add-on services (such as listing creation or photo enhancement) are optional, priced per order, requested via your portal or WhatsApp, and paid by one-time payment link. Add-on fees are non-refundable once the work is delivered; scope (e.g. included revision rounds, photo counts, turnaround times) is as described at the time of the order.
• If a subscription lapses, your public microsite stays live but lead capture is paused until you renew — we do not take your link down on non-payment.

You may stop using Listhop at any time. We may suspend or terminate accounts that breach these Terms, create risk for other users, or are required to be removed by law. On termination we handle your data per the Privacy Policy.

The service is provided “as is”. As set out in Section 2, Listhop does not verify properties, listings, or the conduct of users, and is not responsible for dealings between agents, agencies, and property seekers. We make no warranty that the service will be uninterrupted or error-free, or that any listing, badge, or lead meets your requirements.

To the maximum extent permitted by law, Listhop is not liable for indirect or consequential losses, or for any loss arising out of a property, a listing, or a transaction or dispute between users (Section 2), and our total liability for any claim is limited to the amount you paid us in the three (3) months before the event giving rise to the claim.

You agree to indemnify Listhop against claims arising from your content, your listings and the declarations in them, your dealings with other users, or your breach of these Terms.

These Terms are governed by the laws of India, and the courts at Bengaluru, Karnataka have exclusive jurisdiction, subject to any applicable consumer-protection rights.
